The WCA have selected Bender Rosenthal, Inc of Sacramento, CA to Appraisal Services
of 1.9 acres of vacant former industrial land referred to as the “6845 Florence Pl” property
in the City of Bell Gardens, CA.

The WCA is seeking a qualified entity to provide independent appraisal services of
approximately 1.9 acres of vacant former industrial land referred to as the “6845 Florence Pl”
property in the City of Bell Gardens, County of Los Angeles. The purpose of the appraisal is 
to determine the fair market value of the subject property for potential acquisition for open
space redevelopment purposes. The appraiser must be a State of California Certified Real 
Estate Appraiser and the appraisal must include a field inspection of the subject property,  
conform to the Uniform Appraisal Standards of Federal Land Acquisition (UASFLA) and the 
Uniform Standards of Professional Appraisal Practice (USPAP) currently adopted by the Appraisal Standards Board of the Appraisal Foundation.

evaluation, construction mobilization and supervision, bid evaluation, project scheduling, cost-
benefit analysis, claims review and negotiation, and general management and administration of
a construction project (GC §§ 4525(e), 4529.5).

Services for the San Gabriel River Center and Gardens Project Phase 1 in the City of La
Puente. The objective of this RFP is to select a Consultant that is best qualified to perform the
work described in Section III.
