REQUEST FOR PROPOSALS (RFP) – BID NO. 2025-03
APPRAISAL SERVICES OF
6845 FLORENCE PL, BELL GARDENS, CA
The WCA is seeking a qualified entity to provide independent appraisal services of
approximately 1.9 acres of vacant former industrial land referred to as the “6845 Florence Pl”
property in the City of Bell Gardens, County of Los Angeles. The purpose of the appraisal is
to determine the fair market value of the subject property for potential acquisition for open
space redevelopment purposes. The appraiser must be a State of California Certified Real
Estate Appraiser and the appraisal must include a field inspection of the subject property,
conform to the Uniform Appraisal Standards of Federal Land Acquisition (UASFLA) and the
Uniform Standards of Professional Appraisal Practice (USPAP) currently adopted by the Appraisal Standards Board of the Appraisal Foundation.

Following the opening and reading of cost proposals, cost proposals are then reviewed for
responsiveness and adjusted for applicable SB and DVBE incentives.
Hard copies of the proposals are NOT required.
Facsimiles or Proposals submitted/passed through to other RMC personnel, or personnel
of related agencies, will not be accepted.
